Let’s talk about apartment locators versus apartment magazine publications. Are Apartment Locators really Free? The Answer is Yes Apartment locators in Texas are a Free Service. Apartment Locators get paid by by aparmtent communities out of their advertising budgets. It is much easier and more efficient for an apartment community to pay a Real Estate agent to bring them people than it is for them to use other advertising mediums etc.
Many apartment communties use paid advertisers such as the Apartment Guide, Apartments.com, etc as well. However the problem with these types of publications are plenty. For one these types of magazines are paid per subscription. Therefore will NOT speak with you about your Apartment search, cannot advise you professionally as to what you may want to look out for or what questions to ask the leasing agent when inquiring about their property. They simply want you to pick up their magazine and look at their out of date pricing info and go to as many apartment communities as possible and tell them that their magazine is what brought you in. Then the apartment guide or whoever’s sales people go into the office when it is time for them to renew and ask what percentage of their monthly traffic was there because of their magazine. Then at that point the publication’s sales people get the apartment communities to resubscribe with ease based on the percentage number of traffic created by their book.
The problem for the consumer with these types of publications is that A. The pricing info is usually months behind and inaccurate. B. They have no mention of any types of specials and in some cases void out more valuable specials that the apartment community may be offering hence why they offer typically a $300 rebate to their users. C. There is no advantage to a consumer to use one of these books to search for an apartment then just going out to look at them and driving around stopping at apartment communities without one. To find the right apartment you need detailed info on pricing and availability. These two factors in leasing change frequently.
Typically I will try and contact properties for a client as close to their move in date as possible in order to maintain the integrity of the info I get. As pricing and avaiability are subject to change at any time. But don’t get me wrong using an apartment locator can be the best experience of your life or the worst experience of your life. The biggest problems that clients have mentioned to me lately about their previous apartment locator experiences are as follows; I have had several; clients tell me lately that they have gone out with apartment locators who have tried to push $1200 apartments on them when they ask for $1000 options..?? This boggles my mind. I have no idea why anyone would do that other than trying to boost their own commisions. If someone starts showing you units outside your pricrange it should be clear at that point that there is a problem. Another problem that runs rampid with apartment locators in this city is the fact that there are so incredibly many of them and the fact that a large percentage of them are just people who were failing at life and decided to get their Real Estate Licenses. Many of these people have no intentions of doing this as a career and absolutely no idea what they are doing but are rather supplementing their time between classes as they go to school. Then effectivley the consumer ends up with a complete moron and usually ends up picking an apartment that is far from what their best option may have been.
When soliciting an apartment locator ask them how long they have been in the business or better yet ask them to estimate how many people they have leased in their time doing this. Anyone with less than 2 yrs experience simply is not going to be as efficient as one of us old timers. I have been in the business for a little over 8 years and have leased thousands of people. Another thing to look out for when choosing an apartment locator is the fact that 90% of the local firms are small mom and pop shops do not even have a searchable database in order to review your options. My company plugs your criteria into a database containing the most accurate pricing info in the city, and all of your options come up. Then I narrow those down to the most fitting and begin to contact them. Just because they are in your area, pricerange and you like them does not mean they have an apartment available for your timeframe. You have to call them.
Another problem with these small apartment locating companies is that many of them have a numbered amount of places that they can work with. This business is a contract based business. If you do not retain a Broker’s agreement with these properties in order to ensure payment then you have no reason to work with them. If that happens then for the consumer their options are limited to only places that pay their crappy apartment locating firm. Effectively they will only show you options out of the 40% of places that pay them and that may cut out alot of other places that would have been your options, immediatley. I know it’s not fair. But that’s the real deal. Our company works with 90% of the available properties for rent in the Austin Metro plex area. The other percentage would cover complete crap and/or private owner listings, rooms for rent etc. Apartment locators are not miracle workers although I have performed a few for some tough clients, and we do not set the market. We have nothing to do with pricing availability etc. We simply have the tools to analyze the market and hopefully the knowledge to find you the best place possible. Every now and then I pick up some great tips and ideas to help give my place that clean, gleaming feel with as little stress as possible. Cleaning and keeping your apartment in tip-top guest shape can be an overwhelming thought when you are limited for time. Then, sometimes, no matter how hard you clean and try to keep your place in shape, it just gets out of shape again…
Here are a couple of tips to help you keep your place suited for visitors and keep them from going “Ewww.”
Sparkling Mirrors - I used to get so frustrated that every time I cleaned my mirror, it always ended up spotty. Turns out I was doing a major thing wrong. I was spraying the mirror directly with Windex rather than on a clean lint-free cloth. To get sparkling results in your mirror cleaning spray commercial window cleaner on a lintless cloth like an old T-shirt and wipe down the mirror. Dry immediately with another clean lintless cloth to prevent streaking. Do this once every couple of weeks and you’ll be sure to impress when your guests are glancing back at themselves.
Handle the Wobblemeister- Have a wobbly chair or table? Don’t pull the restaurant fix and shove a folded napkin or sugar packets underneath. A much better solution is to re-use old corks. Just take an old wine cork, cut a horizontal slice, and place it underneath the leg of the chair or table that is doing the wobble-wobble.
Fresh Flowers- Don’t receive flowers as often as you’d like? Let your man know he needs to pick up his game and then try extending the life of the ones you do get. A common solution for this is to make sure and cut the stem of the flower at an angle rather than straight across , but for even better results and a longer lasting flower, add a little bit of sugar and a small amount of an acidic ingredient like Sprite, which allows for better water absorption. But…you should still get on your man about stepping up his game…

A few weeks ago a secretary telephoned me in absolute desperation. She was desperately searching for accommodation in central London for some VIPs from abroad. She stumbled onto my website, not really understanding what the service was about. I think the words ‘free service’, ‘apartments’ just helped her to figure out that Quality London Apartments had something to do with accommodation. Apologies for my long opening, but it is a prime example of how little travelers in the UK and Europe know about the serviced apartment industry. After explaining the concept of serviced apartments and helping her find an apartment, I realized that I needed to share this knowledge further afield. Thus, this article is my contribution to open up this elusive industry and offer tips to travelers.
What is a serviced apartment?
A serviced apartment is a flat in a block, which has a separate bedroom, sitting room/lounge, fully equipped kitchen, your own private keys to own door. Serviced apartments can be in the form of a studio flat (all in one room with a kitchenette), one, two or three bedrooms.
All apartments enjoy maid service, utilities and a management team to help….just like a hotel. Guests only pay for a nightly rate and can live in a flat with everything they would have in their own home.
Pros: Serviced London Apartment vs Hotels
 More value for money and cheaper. In a hotel, no matter which star rating, you pay per night for one room which will have a TV, bathroom, sofa and a bed. This is similar to a studio apartment! In an apartment there is a separate bedroom, kitchen, sitting room, bathroom and dining table (exception is studio)
 Pay per apartment and not per person. An example would be paying £250 per night for a two bedroom apartment, which could accommodate up to 4 people, that works out at £62.50 per person.
 Freedom and privacy. An apartment is like being in your own home and there is plenty of space. You have your own keys to your own door.
 Booking is easy, just like hotels. The majority of apartments require a credit card to guarantee, pre-payment before you arrive and that’s it. No deposits, no tenants’ contracts.
Cons: Serviced London Apartment vs Hotels
 Apartments lacks the buzz and services of a hotel such as restaurants and Room Service. Albeit some apartments are owned by hotels and offer you the use of their restaurants and other services.
 No 24-hour service around the clock. The apartments are ran by a small team who work Monday to Friday 9:00am – 6:00pm, so you are on your own during the weekend. There are emergency numbers to call should you suffer an electric cut, but no 24-hours hotel Duty Manager to run to your room.
 No pool, massages, saunas like hotels
What to look out for when booking a serviced London apartment?
1. Quality of the apartment – make sure you find out if they are clean, well furnished and well maintained. How? Check the photos, and ask if you can book an appointment to view the apartment. This is very important if you are staying over a long period of time.
2. Do they have a friendly and efficient management team? If you need the comfort of a welcoming face to greet you on arrival, then ask for an apartment with a reception. Some apartments provide key boxes, so you can arrive any time, but there is no-one to meet you. A friendly and small team will be able to give you a very personal touch.
3. Opening time of the apartments office – doesn’t sound important? Well it is because the majority of apartments’ operations team open Monday to Friday 9:00am to 6:00pm. If you arrive at your apartment during office open hours, then fine, but any other time and weekends will mean that you will need to pick up the keys from a different location.
4. Key delivery by car at the airport? – If you are flying from abroad to London, and do not fancy traipsing throughout London at night to pick up keys, the majority of apartments will hire a taxi to deliver your keys to the airport upon your arrival. Convenient for a small charge.
5. Payment procedure and cancellation policy – every apartment vary in their guest terms and conditions. All will accept a credit card as a guarantee of reservation, some will ask for 100% pre-payment at least 7 days prior to arrival and cancellation can range from 12:00pm on the day of arrival to 28 days. So, before you confirm the reservation, be very clear about the terms and conditions. Ask your apartment agents to explain the procedure to you and read the terms and conditions on your confirmation emails. It will save you a great deal of trouble and headache later.
6. Apartments are always allocated on arrival. This policy is the same as any hotel, so unless you are a regular guest to a specific apartment, apartments are on allocations. In the same breath, some apartments only have a small number of flats, so if you are reserving the only 3 bedrooms penthouse in their collection, then you are guaranteed that specific apartment.
7. Rates become more competitive the longer you stay. In this, we mean you have more bargaining power if you are staying for one month or longer. This is when your apartment agent can really help you by negotiating with a variety of apartments to get you the best deal.
8. Using an apartment agent will also save you time searching, but most importantly they will work with your budget and negotiate a great deal for you. Of course, you also need to be realistic about what you can book, don’t expect to spend £80 per night for a luxury apartment. For example, one of our clients had £300 budget per night for a two bedroom apartment and he wanted something luxury. For those readers who know London well, also understands that this budget is actually very small. Despite that, we booked him and 3 friends into the Victoria Park Plaza luxury apartment (£150 per night less than the usual price) for £300 per night with free breakfast, gym and access to the executive lounge. Any apartment agent worth their salt can and will move mountains to help you.
What if I don’t like the apartment when I get there?
If you really feel that you have been hard done by, tell the apartment management team and ask to be moved to another apartment. All of the apartments that we work with are very customer focussed and try to help guests enjoy their stay. If this does not work, talk to your apartment agent, if that is how you booked. Best advice though, is to ask all the right questions before you book an apartment.
Your appetite for apartments is now whetted – how do you find London apartments?
1. As already explained, you can choose a free search and book service of an apartment agent or go direct to a specific apartment that you know. Both methods are absolutely fine, dependent of your knowledge of London apartments. Agents are impartial and will only (good agents anyway) recommend the quality apartments for your needs.
