Outdoor Living Rooms Add Value

Friday, February 5th, 2010

It doesn’t matter what size your home is – from an apartment to a luxury seaside retreat – having a place to step outside and enjoy the fresh air is a must for most people. It is not surprising that interior designers are seeing more requests for a piece of outdoor tranquility, and they are delivering.

Creating an outdoor getaway can be done on your own as well. There are a number of books, magazines and websites to guide homeowners as they transform the look of their exterior space. Investing even a small amount of time and some new furniture will greatly increase the value of a home, should you decide to sell.

Outdoor living can consist of a simple table and chairs with a patio umbrella, to a completely new living space with furniture that is every bit as cozy as the family room inside. Of course, the patio furniture would have to be weather resistant, but in recent years, manufacturers have released exceptionally trendy looks to suit all ages and budgets.

When considering the addition of an outdoor living area, it is important to know how the space will be used. Will you be entertaining large groups, complete with meals? Would comfortable conversation areas be more suitable? Do you want a large-screen television and sofas for watching the big game or the latest movie release?

Flooring options

The choices for outdoor flooring range from well-groomed lawns to wood decks to designer slate installed over a concrete base. This factor is something that should also be considered in the early stages of planning how you will use your outdoor space. Is there a pool near your deck? Would slippery conditions be a hazard for yourself or your guests? In this case, non-slip flooring is essential.

Top it off

Even though it is wonderful to enjoy the sunshine, hot days require a shady respite from the heat. Outdoor living spaces can be just as enjoyable when they are created inside gazebos, in the shade of tall trees or temporarily covered by retractable awnings.

Outdoor lighting sets the mood

Well-planned lighting is essential in creating a completely relaxing environment in your outdoor living room. From strings of soft white lights artfully set in trees or along roof lines, to flood lights for illumination in cooking areas, having a mixture of light styles will bring a new look to your home.

Fire and water finish the charm

The addition of a water feature will ensure a sense of relaxation as you and guests enjoy the gentle sound of flowing water. It can be as small as a table-top model or a custom-designed waterfall over natural rocks in your landscape. As the sun sets, the lighting of a bamboo tiki torch or a selection of candles will complete the mood and allow any stress of the day to melt away.

Painting Idea – Four Awesome Ways To Make Ordinary Rooms Exciting

Sunday, March 29th, 2009

Need a new painting idea? Want to make your home more saleable? Here are 4 ways you can turn your home into a treat for the eyes. All 4 are interior painting ideas and are low-cost ways to re-decorate your home.

1. How To Liven Up Bathrooms or Kids Rooms With Fun Tropical Designs – One of my painting customers was always good at this. She loved to wallpaper and did neat designs in bathrooms. Things like using wavy stripes on the upper half wall. And dots on the bottom half with a “fun” type of border in the middle separating the two.

She made it look like the beach scene. They also had a summer home at the lake and you got the “feel” of it all at their main home like in their downstairs main bathroom off from their kitchen. It was all done in light, tropical, pastel type colors.

2. Kitchen Painting Ideas – How to liven up kitchens, even bathrooms and bedrooms with painted stripes. I painted stripes in an upstairs hallway bathroom for another customer. They also chose a fun type of beach design. Yes, you guessed it, they too have a beach house. It’s a condo at Lake Michigan and this seems to come out in their decorating as well.

Again, their main home also is the one I painted stripes in. The stripes were a light blue and a lime color. We used a carpenter’s level to make the lines straight and vertically level. And we used a special blue painter’s tape that won’t “bleed” and is great for painting nice sharp-looking stripes.

When it was finished his wife bought a shower curtain, some porcelain containers for the sink area and a wastebasket. They all were colors that were like the stripes. The colors and the design in that bathroom make you feel good. They make you feel like you are on vacation at the beach!

3. Bedroom Painting Ideas – here is how to make your bedroom and even game rooms and home theatre room ceilings come alive when the lights are turned down or off. Picture turning out the lights at night and it looks just like someone removed the roof and you are staring up at the night sky.

This is one of the neatest bedroom painting ideas to come along. It feels as if you were sleeping outside on a warm night underneath the stars.

That’s exactly the look you can achieve with this painting idea. It’s called being an illusionist because you are creating the illusion that you are actually looking at the nighttime sky – a night sky filled with stars that actually twinkle! And it doesn’t totally have to look like an illusion. It can be a light show with neon like colors and spaceships and sci-fi characters.

4. Faux painting is another great low-cost way to liven rooms up. By picking up a “glazes brochure” at any paint store (Benjamin Moore has a really good one) you can learn how to do several basic faux designs that can make any dinning room, bathroom, even a bedroom look like a million bucks. My favorite design is called “color washing” – a painting idea that looks fantastic in any home!

As a matter of fact, there are million dollar mansions that have beautiful faux painted walls. By using the instructions given in the Benjamin Moore “Glazes” manual and by practicing on washable vinyl sheets you will become a master faux painter in no time flat.

After you master 4 or 5 basic faux designs you can even attend workshops where you can learn advanced designs like marbling. These workshops can be expensive but worth it once you consider how much per hour you can charge for your work.

Low Profile Ceiling Fans ? for Rooms Where the Ceiling is Less Than 8 Feet High

Saturday, March 14th, 2009

When accessing the need for a low profile ceiling fan, one can be sure the most important aspect of purchasing a fan is for the air-cooling result. Low profile ceiling fans are sometimes referred to as hugger fans since they hug the ceiling. They are typically installed in rooms where the ceiling is less than 8 feet high. With this in mind, they are closer to the ceiling and have less air circulation than traditional ceiling fans that hang down.

There are instances where a low profile ceiling fan is required since a traditional fan cannot be accommodated. Fan blades typically should not be any lower than 7 feet from the floor much for safety reasons. The location of your ceiling fan will determine if a traditional or low profile ceiling fan is necessary, such as a bedroom or over a dinning room table where the distance from floor to fan blades is smaller. If you find that a lighting kit is essential for your ceiling fan, keep in mind that it will add an extra 6 to 10 inches on the distance of your fan to the floor due to the lighting fixtures alone.

The Minka Aire Concept II 52 inch ceiling fan is perfect for any contemporary décor. It comes as a white finish with conclave blades. This low profile ceiling fan has a simple style yet boasts remarkable efficiency since it requires 75% less time and labor to assemble and install than traditional ceiling fans. The total hanging depth of the Minka Aire Concept II is 10 inch with or without a light and comes with a full function hand held remove control system. The lifetime warranty on this product is exemplary and costs the consumer approximately $220 US.

When looking at the Monte Carlo Designer Hugger 5DH52TW ceiling fan, it is quite comparable to the Minka Aire. The hanging depth of the Monte Carlo ceiling fan is only 9 inches and comes with a lifetime warranty as well. The price of the Monte Carlo Designer Hugger 5DH52TW can range anywhere between $110 and $167 depending on the retailer.

The Craftmade Contemporary Flush mount 52 Ceiling Fan Model FC52BS is an outstanding choice for a hugger ceiling fan that comes in a variety of stylish finishes and is adaptable to different blade options. This ceiling fan height is comparable at only 7.88 inches and comes with a 30 year warranty. With custom lighting kits and glass choices you are sure to find the style you are seeking for you home. You can purchase a Craftmade Contemporary Flush mount 52 ceiling fan at a reasonable price range between $99 and $177.

If it is elegant style you are looking for, the Emerson Florissant Ceiling Fan Model CF730AGW is for you. It has a height of less than 12 inches and includes a wall control unit with the light and fan operation. There is a lifetime limited motor warranty and can be found for approximately $224 US.

When looking at the Concord Phantom Ceiling Fan Model 52PH5CAB, you will be taken with the antique brass finish and oak or dark oak blades. This model does come with a pull chain rather than a remote and includes a limited lifetime motor warranty for only $88 US.

For a classic look, the Casablanca Four Seasons III Hugger Ceiling Fan Model 82U2D is a prefect choice. It comes in bright brass with antique oak matte blades and a pull chain control. It is an economy ceiling fan perfect for apartment buildings and come with a lifetime limited motor warranty for approximately $75 US.

With so many makes and models to choose from, you are sure to find the exact ceiling fan that will meet all your needs without having to exhaust yourself or your pocketbook.

Dining Rooms for the Big Occasion

Monday, March 2nd, 2009

After a decade of open plan living which incorporated all aspects of home living in one big box, the dining room had been all but forgotten. Being able to cook and eat without missing any of our favourite T.V. shows was proving too much of an allure. Recent trends in interior design show that the separate dining is once again becoming popular. This is partly through the recent explosion in retro inspired furniture. Sideboards, lunch trolleys and floating shelving have all been part of a mid 20th century resurgence.

It is easy to understand the dining room revival, with more and more people doing their socialising from home, a separate room just for that very purpose increases the sense of occasion. On a practical level, having a dining room means you can have a much bigger table and should you make a bit of a mess, you don’t have to sit in it watching television the next day.

The most crucial part of a successful dining room is not actually the table or the cutlery, it is the lighting. Lighting is the key element in creating atmosphere (the people you invite also makes a big difference but I’m afraid that is a topic for another forum entirely). Your lighting should offer you options in terms of mood. A ceiling light set directly above the table is a must; if it is anywhere else your room will lose its focus. The light should be on an extendable cord to allow you to switch from formal to intimate. With the lighting level dropped the room will feel snugger, putting your guests at ease.

No matter what your taste, a solid wood table is always your best option. Wood being a natural material, it is instantly comforting and thereby creates a warmer atmosphere. Whether you have a country barn or minimal city pad, all you need to alter is the style and finish of the table.

Adding a sideboard and some shelving on which to store your favourite glasses is not only practical but indicates the rooms use. Filling your sideboard with cutlery and dishes will eliminate the danger of dropping plates as you make the trip from the kitchen. You should also put a C.D. player in there so the room stays clutter free and therefore more relaxing. Having a few of your favourite C.D.s close to hand also means you can get the party going much quicker.

As a dining room is generally used only sparingly you can afford to be a little more adventurous here than you might be in the living room. It is a room for the big occasion so do not fear in creating some Victorian splendour through period wallpaper and a chandelier for example. The Victorians understood the importance of staging a dinner party in the correct way so this would be an apt era from which to take influence.

Although you want your dinning room to have an ambient air, it is best to stick to harder materials such as tiles or wood in terms flooring. With the drinks in full flow, a spill is inevitable so a thick cream carpet, however luxurious, is probably best avoided. Wooden and tiled floors can make a room feel slightly hard, s to avoid a tinny sound to the sound and replace the comfort lost through getting rid of the carpet, a nice richly coloured rug should be placed beneath the table. A rug will add comfort to the space whilst also placing greater importance on the main area.

Easy Up Keep of Life?s Most Used Rooms

Wednesday, February 18th, 2009

Lets face it the dinning room is least often used for dinning. Truth fully if you where going to name the room it would be, the home offices, homework, paying bills, coloring, or game room the list can go on. Oh and lets not forget the food fight room. Any one with small children knows this is what it looks like after meals. Dinning room is just a much easier name.

No matter how many uses your dining room truly has you always face the dilemma of keeping it up for thought surprise gusts (nagging mother in law, anyone?). Let not forget you may want a few family dinners

in there also.

The dinning room table is the center of every day life. Be sure to protect the table. If you don’t care to show off the table, cover it first with a plastic cloth then add a cloth layer that would make dear mother in law feel you have great taste. She doesn’t have to see the race car pattern underneath from your 4 year old son’s last birth day party. If you prefer to show off the wood of your prized kitchen table protect it or cover the flaws it’s obtained from everyday use with a place matt that doesn’t allow things to leak down to the table.

Which ever method you chose, keep extras hidden away so you can make a quick change when someone pulls up into the drive way. A combination of the two is a great way to keep up with all of life’s little accidents and have to wash the table cloth the least.

Under young children’s seat rather at the table or a high chair always use one of the handy cloths or a plastic table cloth. Your floors will think you. Or at least you will when cleaning is quick and easy.

For the smell try using a unique scented pie candle. Take the toper off and fold the wick over and put the top back on. This will keep your kids from trying to light them when they go through that fire stage. Placing a few of these candles around the room in one sent can make a room smell fresh for years, tough you may want to try other pie scents for different times of the year.

Keeping up your home and using easy clean techniques can make everyday life easier for you on a daily bases. Let’s face it no one has the time to keep their home perfect even for a short period. With a little know how and plenty of patients you can at least tame life’s little challenges. Good luck.

Top 5 Most Expensive Luxury Hotel Rooms

Thursday, February 5th, 2009

Everyone has a personal record for the amount they’ve spent on a hotel room. Whether it was for a one-off treat or just because everywhere else in town was full, most people have sampled a luxury hotel at one point or another. Sometimes it’s worth it, sometimes it hurts. In either case, when the bill came, you probably didn’t want to look!

But for the super rich, the cost of our so-called luxury accommodation is just part of the package. All around the world, luxury hotel suites are designed to cater to this elite, with every imaginable feature, priceless furnishings, lavish service, and a price to match. These boutique hotels are the playgrounds of the rich and famous when they travel abroad – celebrities, millionaires, pop stars, heads of state and royalty are the most frequent residents…Some of them pay and others are invited. Here are five of the most expensive luxury hotel suites in the world.

Presidential Suite, Hotel Martinez
Price: $18,500 a night

Cannes is Europe’s answer to Hollywood, so it’s no surprise that it contains a luxury hotel suite with this kind of price tag. Decorated in an Art Deco style, it measures 8,000 square feet in total. The wraparound terrace (which can hold over 100 people) is 2000 square feet on its own, and has views of the entire Bay of Cannes. Other features include a Turkish bath, personal sauna, 24 hour on call butler and a free bar – though breakfast is not included in your bill.

Guests at this famous hotel have included Jodie Foster, Francis Ford Coppola and Monica Belluci. One Saudi sheik liked the Presidential Suite so much that he wanted to hire it out for five years. The hotel, confident of being able to fill the suite in spite of its price, refused his request.

Imperial Suite, President Wilson Hotel, Geneva
Price: $23,000 a night

You pay for security as much as luxury at this famous hotel suite in Geneva. Positioned next to the United Nations Headquarters and designed for travelling heads of state, the Imperial Suite features bullet proof glass and bedside alarm buttons, and can only be reached by a private elevator.

With views of Lake Geneva and Mont Blanc, the suite contains five bathrooms, four bedrooms, a cocktail lounge, a library, its own Steinway grand piano and a mahogany dining table that can comfortably seat 26 guests. It costs approximately $23,000 a night. Breakfast is not included but the service can’t be argued with – when one guest requested a bed that could not fit in the lift, the hotel hired a crane to get it in the bedroom.

The Bridge Suite, Atlantis Hotel, Paradise Island
Price: $25,000 a night

The Bridge Suite sits on top of the bridge that connects the two Royal Towers in this resort on the aptly named Paradise Island. For $25,000 a night you get your own butler, entertainment centre, 50-foot bar lounge, marble baths and a décor described as conveying “regal majesty” by the hotel staff. For regal majesty, read lots of gilded mirrors and windows, golden sofas, and a ten-foot four-poster bed with hand-painted linen sheets. Subdued and tasteful it isn’t, but if you like to see some eye-watering opulence in your five figure luxury hotel suite, this may be the one for you.

Ty Warner Penthouse, Four Seasons Hotel, New York
Price: $30,000

This boutique hotel spared no expense when it came to furnishing the penthouse on its 52nd floor. Gold thread curtains, walls inlaid with mother of pearl, onyx bathroom floors, and even a shark skin coffee table are all part of the package here, along with stunning views over Manhattan and even a waterfall in the so-called Zen room. For those who like a little more than the standard room service, this luxury hotel suite comes with unlimited treatments from an in-house masseuse, a butler on 24 hour duty and a chauffeur driven Rolls Royce.

Hugh Hefner Sky Villa, Palms Casino Resort, Las Vegas
Price: $40,000

Perhaps it’s no surprise that Hugh Hefner’s name is attached to the ultimate in luxury hotel decadence. At a jaw dropping $40,000 a night, the Hugh Hefner Sky Villa is the world’s most expensive hotel suite, located (appropriately enough) in the Fantasy Tower of the Palms Casino Resort in Las Vegas. Amongst the eccentric extras are an eight foot revolving bed with ceiling mirrors, an indoor waterfall, an exercise room, sauna, and a terrace pool projecting out over the edge of the Fantasy Tower with the Playboy Bunny logo stamped firmly in the centre.

How to Find Small Sofas for Small Rooms

Friday, January 23rd, 2009

Do you have a small living room, dorm room or apartment that is in need of a sofa? Are you unsure of what to purchase in order to incorporate both comfort and spaciousness?

If you already have a small space, the last thing you probably want is a large sofa that makes the room appear even smaller. After a hard day at work or school, you want to relax in your home, not feel confined and claustrophobic in a small living area due to a bulky piece of furniture.

The difficulties inherent in a small living room are not insurmountable. There are various options to choose from in small-scale sofas. You do not have to forego style and comfort to save on space!

What to Look for in a Small Sofa

There is more to space saving design when it comes to seating in a small living or family room than choosing a loveseat. You might be asking yourself what other options are available. Surely, a sofa’s dimensions are not the only avenues that need to be investigated, right?

Correct! There is more to choosing a small sofa than just its size. Along with size, there are different sofa features that are available that make a sofa appear sleeker and less bulky.

It is important to have a sofa that would not overpower the space in your small living area.

What Makes a Sofa Appear “Small Scale”?

Besides size, there are different sofa features that make it appear sleeker and trimmer. In other words, perfect for a small space. These features include:

* Few curves with clean, straight, and simple lines

* Straight or no arms

* Legs remaining visible underneath the sofa, that is, they are not covered by upholstered flaps

Futons also have features that give this sofa a small-scale appearance. They have simple, straight lines, narrow arms, with no upholstered flaps. Although many are wider than what would be considered small-scale, their simplicity makes them a natural for small spaces.

By simply changing the cover of a futon, you have the ability to change its overall look. You can go with a more traditional feel by having a design of large flowers and leaves on a subdued color palate of dark brown and beige. Or, if your style leans toward contemporary, you could choose plain beige, black or any other neutral color.

With their sleek, simple lines, most futons naturally have a modern contemporary look. However, this can be curtailed into a more traditional look with the use of different designs in coverings.

The other wonderful feature of a futon is its ability to be changed into a bed. Once the cover begins to wear, it is easy to replace with a new one.

Taking Size into Account

Most sofas for small spaces range in size from 72 inches or smaller. It should be noted that if you go too small, you might end up with seating for two instead of three. That is, you’ll end up with a loveseat instead of a sofa.

If you wanted something smaller than a loveseat, you could purchase a settee or Chair and a Half. Chair and a Halfs usually range around 49″ or smaller and settees range between 40 to 50 inches in length.

Below is a list of measurements to help you remember approximate sizes of small-scale sofas as compared to loveseats and settees. Make certain to take measurements of the space you need to obtain seating for before making a purchase. This will alleviate any unnecessary headaches and hassles from purchasing the wrong size seating for your room.

* Small Scale Sofas: 72″ or smaller

* Loveseats: 63″ or smaller

* Chair and a Halfs: 59″ or smaller

* Settees: 49″ or smaller

Use the above list as a guide, not as a hard-and-fast rule. There are sofas, loveseats, Chair and a Halfs and settees that do not meet this criteria. However, the above measurements are the norm.

Also, it is possible to find a sofa that is over 72″ that would still afford your room a spacious feel. For example, if you discover a sofa that is over 72″ with a sleek appearance and no upholstered flaps, it may work perfectly in your room if space allows.

It basically comes down to your individual taste.

Another option for a sofa in a space that would normally fit only a loveseat would be to look for sofas without arms. This would allow seating for three instead of two. Sofas usually have large arms that take up a fair amount of unnecessary space. By eliminating arms, you would increase your seating area!

This may not be for everyone, as you may not find an armless sofa comfortable enough for you. However, due to its space saving potential, it is worth investigating.

A Word to Those Lovers of Traditional Furnishings

Small-scale sofas tend to appeal more to lovers of modern or contemporary furnishings than those who prefer traditional. This can be disappointing if you prefer traditional furnishings, but you need a space saving sofa!

If your taste leans toward traditional, the sleek, straight lines of contemporary furnishings may appear cold and sterile and would not lend to the homey warm feel that you enjoy.

You should keep in mind that it is not necessary to purchase a sofa with all the features noted previously. For example, you could purchase a sofa with arms and legs that have curves instead of the contemporary straight lines. If the curves are not too thick, then this may satisfy your desire for a traditional look while still saving on space.

Summing Up

Having a small living room, family room, dorm room or living room has its disadvantages when it comes to seating. You want to get the most “bang for your buck”, by having as much seating as possible while still giving your room a spacious feel. Not always an easy feat in a small space!

There are particular features in a sofa that would give it a small-scale look such as straight lines, small arms and legs that raise the sofa. You could even maximize your seating by purchasing an armless sofa. This would allow seating for three instead of two.

Even if you do not appreciate all the features listed above in a sofa, you can pick one feature and look for other features that you love. For example, if you have a traditional lean in furnishings, you could purchase a sofa with curved arms and legs, but have it raised off the floor by legs uncovered by upholstered flaps. This way, you achieve a spacious look (by the negative space left underneath the sofa) but retain your unique sense of style and taste in the sofa.

Bottom line, you don’t have to sacrifice your style in home décor to achieve a spacious feel in a small space.
